Electrical Panel Replacement – MANDATORY

As you know, we conducted an inspection of the electrical panels in the entire building at The Hill at Furnace Brook.  We have attached a list of all units and what the findings were.  If your unit number has the word “REPLACE” next to it, your panel needs replacement.

This is a mandatory requirement by the Trustees as MANDATED BY THE MASTER INSURANCE CARRIER.  This is due to:

•    Federal Pacific Electric (FPE) sold millions of panels between the 1950's and 1980's.
•    Testing by the Consumer Product Safety Commission has shown these breakers to have an unacceptably high rate of failure, which creates a safety hazard.
•    Testing has proven that virtually every panel installed in the United States contains defective breakers.
•    FPE falsified their UL testing, making their UL listing void.
•    Approximately 1 out of 3 breakers are defective.
•    If a breaker fails to trip when it should, the wires in the home that are supposed to be protected can start a fire.

 

Please note that the Trustees are requiring you to replace your electrical panel by  July 31, 2018.

If the replacement panel has not been installed by July 31st, a fine of $100 will be posted to your account.
